Preparing Your Home for Professional Photography

A Homeowner’s Guide by Closing Shot

First impressions are everything. To ensure your home looks its absolute best and stands out in a crowded market, we’ve compiled this "Getting Ready" guide. Following these steps allows our photographers to focus on capturing the perfect angles rather than moving clutter.

🟦 The Golden Rule: De-Clutter & De-Personalize

The goal is to create a "hotel-clean" feel that allows potential buyers to visualize themselves living in the space.

  • Remove Personal Photos: Replace family portraits with neutral artwork or leave the space blank.

  • Clear the Counters: In the kitchen and bathrooms, remove everything except for a few high-end decorative items (like a bowl of lemons or a fresh orchid).

  • Hide the "Daily Life": Put away mail, remote controls, chargers, pet bowls, and children’s toys.

🏠 Interior Checklist

General (All Rooms)

  • Light it Up: Replace any burnt-out bulbs. Ensure all bulbs in a room are the same "temperature" (e.g., all Soft White).

  • Windows & Blinds: Clean all windows and open blinds to fully open to maximize natural light.

  • Fans & Screens: Turn OFF all ceiling fans. Turn OFF all TV and computer screens.

  • Floors: Vacuum carpets (look for those fresh "vacuum lines") and mop hard floors. Remove small area rugs or floor mats to show off the flooring.

Kitchen & Dining

  • The Fridge: Remove all magnets, photos, and calendars from the exterior.

  • The Sink: Clear all dishes. Hide sponges, soap dispensers, and drying racks under the sink.

  • Dining Table: Align chairs neatly. A simple centerpiece or a set table can add a touch of "staged" warmth.

Bathrooms

  • The Porcelain: Put ALL toilet lids down.

  • Sparkle: Clean mirrors and glass shower doors until they are streak-free.

  • Towels: Hang fresh, neatly folded towels (white or neutral colors work best). Remove used loofahs and shampoo bottles from the shower.

Bedrooms

  • The Bed: Make all beds with crisp, wrinkle-free linens. Fluff the pillows.

  • Nightstands: Clear everything except for a lamp and perhaps one book.

🌳 Exterior & Curb Appeal

The First Impression

  • Clear the Driveway: Move all vehicles onto the street or into the garage (keep the garage door closed).

  • Hide the Bins: Move trash cans and recycling bins into the garage or out of sight.

  • Lawn Care: Mow the lawn, trim the hedges, and clear away stray leaves or fallen branches.

  • The Entrance: Sweep the front porch and walkways. Remove seasonal decor (wreaths, holiday lights).

The Backyard

  • Water Features: Turn on fountains and ensure the pool is clean and free of vacuums/toys.

  • Outdoor Living: Uncover the grill and arrange patio furniture neatly.

  • Garden Tools: Roll up garden hoses and hide lawn equipment.

⏱️ 15 Minutes Before the Photographer Arrives

  1. Turn ON every light in the house (including lamps and under-cabinet lights).

  2. Turn OFF all ceiling fans.

  3. Secure your pets (it’s best if they are taken for a walk or stay in a kennel out of view).

  4. Do a final "sweep" for any stray shoes, jackets, or trash cans.
